Why do we work on this principle? It is quite simple: we earn on the percent of the amount of reduced expenses of our Client. As a result we are the only agency which is standing up for our Client’s interests and we are assisting him to save money.

Free consultation:
• on real estate objects, which do not require detailed analysis of information or primary inspections on-site;
• on general issues of transactions with real estate or its management.
Working through detailed information on one or more real estate objects as directed Guarantor.
Cost of services is determined by the actual labor costs at the rate of 12 euros/hour. Preliminary scope of work can be evaluated for the Guarantor, based on our experience and the volume of information required by the Guarantor.
Inspection check for one or more of real estate as directed Guarantor.
Each object is subjected to a critical and comprehensive analysis for the benefit of the Guarantor.

Guarantor is provided with:
• photo and video objects;
• description of the location and infrastructure;
• comparative analysis of the cost, advisability and acquisition prospects of objects;
• forecast of possible reducing costs of the Guarantor.

Cost of services is determined by the scope of the tasks (number and location of the object) and is calculated on the basis of labor costs and incurred overhead expenses (fuel for distance travelled, the hotel in case of multi-day trips, daily allowances).

Working through detailed information on selected object of real estate as directed Guarantor with study of its financial history.
This service allows for the possibility of involving the lawyers when checking earlier completed transactions with the selected property. As a general rule, a lawyer is necessary in the study of financial history of the object and the disclosure of the true financial condition of not only the object itself, but also its owner. This information is very important in cases of transactions with pledged property or mediation schemes in the sale of the object. Such issues are usually hidden from the customer, and not always the buyer has the opportunity to properly assess the seller’s offer. Payment for lawyer’s work is from 150 to 500 euros for a single object, depending on the complexity and depth of study of the deal.

In addition, the Guarantor receives a written forecast for possible reduction in the amount of the transaction.

In actual transaction the Guarantor pays 30% of the difference between the initial and final price to the Agency. Thereby the Agency fee depends on the amount of reduction of costs of the Guarantor.

There are options when the Guarantor already had an agreement with the seller and would like to reduce their costs when buying. In this situation, the Agency assesses the prospects of this errand, and the right to refuse execution of the errand in case of impossibility to execute it. All errands are given in writing and shall be made in agreement between the Agency and the Guarantor.

There may be situations where the Guarantor gives power of attorney to a preliminary discussion of the transaction with potential real estate sellers. Notarization of such power of attorney is not required.
